Simon Hoe Welcome to my firm, Simon Hoe, RIAI, a design and project management architecture practice based in Dun Laoghaire, Co. Dublin, conveniently located to serve domestic and commercial clients in the greater Dublin area and beyond.

We understand that uncertainty about costs can be a big worry during a building process and have introduced a new fixed price design and build service for our customers.


I have been a practicing architect since 1980. My portfolio includes an extensive variety of innovative, dynamic designs.


I take a contemporary approach, with a focus on sustainable design. Ultimately, my goal is that each space is soundly constructed and delightful to occupy.

As a small practice, you will deal directly with me for all design and project management. I take personal responsibility for every job, from initial discussions to completion of the finished build.

To provide energy efficient home upgrades and extensions.

A design and build service suitable for small works not requiring planning permission, establishing the budget at an early stage, and ensuring delivery of a tailored job with no extra costs.

1. We meet to assess your requirements, the obstacles and opportunities the house presents, availability of grants. We draft out a preliminary design and bill of works.

2. We cost out the preliminary bill of works, and finalize the extent of work and total budget with you.We charge €300 inclusive of VAT at this stage.

3. If we proceed, we finalize the design, bill of works and budget with you.

4. Our selected builders sign an RIAI contract with you to provide the work as designed for the budget figure with no extras.

5. We regularly visit the work to pre-empt difficulties, establish the build quality is satisfactory, check progress, and control the stage payments to the builder.

6. On completion, we arrange for retention of money against the full amount payable, to be held for 6 months against the rectification of any defects within that period.

Our fee, which is within the agreed budget, is charged in two further payments, on signing of the contract, and on contract signing and on completion.

Timely Advice: Negative Equity Can Be Discharged or Reduced

Most lending institutions allow negative equity to be carried with you when you trade properties, providing funds to enhance the value of your new home through refurbishment or extension. In many cases, this work can be done under permitted development regulations, so that planning permission is not required.
